  • Do I need to tell my mortgage lender before I let my property?

Yes. You are required to obtain permission from your mortgage lender before you can let your property, and there may be special conditions. If you are buying a property with the sole intention of letting it out, you may be able to obtain a buy to let mortgage.

  • How much rent will I receive?

The amount of rent received depends on several factors including the size of the property, the number of bedrooms and the location. Also, the various packages offered by Salix Living have different charges which will impact the level of rent you receive. You can read more about the various pricing options here.

  • How much will it cost me to rent my property?

  • What is an inventory and why is one needed?

An inventory is a list of the contents and condition of your property taken before the start of a tenancy. It is important that a full inventory is taken so that you have proof of the original condition of the property and its contents if there is a dispute over damage costs at the end of a tenancy.

  • What are the main benefits of the Private Sector Leasing scheme?

This package guarantees you the payment of the monthly rent (minus our management fee) throughout entire duration of a three-to-five year lease, even if the property becomes empty. This package is proving extremely popular with landlords as it takes away the stress of tenants who may refuse/be unable to pay their rent. Read more here.

  • How will I receive the rental income?

The rental income will be paid directly into your bank account on a monthly basis.

  • Does a landlord need to pay tax on a rental income?

You may be required to pay tax on a rental income, depending on your financial circumstances. You can find out more information here or by contacting us.

  • Which geographic areas are covered by Salix Living?

  • Who organises and pays for repairs to the property during a tenancy?

Salix Living can organise the repairs at your property and let you know the price before any work took place. However, if you have preferred contractors you can also organise the repairs yourself.


  • What is an EPC and how long are they valid?

An Energy Performance Certificate (EPC) is a report detailing the energy efficiency of a property. It gives a property an energy efficiency rating from A (most efficient) to G (least efficient). These reports are valid for 10 years. If necessary, we can arrange this for you at a small fee.



  • How will my property be advertised?

In order to find you a suitable, reliable tenant as quickly as possible, your property will be advertised through the Salix Living website, social media and on UK national property portals when required. We will also advertise your property to our waiting list of potential tenants.


  • How do I know if my property is suitable for let?

There are certain criteria that all properties must meet in order to be considered suitable to be let. See the full list.

  • How do I know I am getting a suitable tenant?

We conduct in-depth referencing on all potential tenants. This includes a thorough credit check and satisfactory references from employers and any previous landlords. We check any benefit entitlement and help tenants set up their claim to ensure the payment of the monthly rent.

  • Do I need to be present for viewings?

No. All viewings are carried out by a fully-trained member of the Salix Living team, so you are not required to be present.


  • How is the rent level set?

This is usually dependent on the size of the property and many of our properties are let the local housing allowance rate but we also have some market rent properties. Therefore we will work with you to try and achieve a rent that is acceptable to you.

  • Who pays the council tax?

The payment of the council tax is the responsibility of the tenant on all occasions. If the property is leased then we will cover the void utility costs including the council tax.

  • What is "fair wear and tear"?

This refers to the condition of the property at the start and conclusion of the tenancy, and takes into consideration the expectations regarding the level of normal usage from the tenant.

For this reason, we recommend keeping the invoices from any furnishings or decorations to help establish the amount of “fair wear and tear” that should be expected during a tenancy. Any damage over and above reasonable wear and tear may be recharged to the tenant if they have not put right the damage caused.

  • How do make a complaint?

If there is any aspect of our service that you are not happy with, you can email us or call us on 0800 218 2000. We will do our best to resolve the issue for there and then.

  • Do I need to provide furniture?

No, all the properties Salix Living offer come unfurnished so you are not required to furnish the property.
