Finding a property
Salix Living offers a wide range of affordable houses and flats for rent in Salford, Trafford and Manchester at prices to suit all budgets. All the properties we have available for rent will immediately be listed on our website, so check back regularly to see the latest properties we have to offer.
All of our properties are inspected to ensure they are in an excellent condition for our tenants. Most are unfurnished but you can be sure of good quality carpets or floor coverings, plus blinds or curtains for the windows. All properties will also have at least one form of good space heating and be ready for tenants to move in with all the relevant safety checks carried out.
Each listing will feature high quality photographs of the property, all the important information you need (e.g. number of bedrooms, number of bathrooms) and will provide a Google Street View map, so you can view the surrounding area. We also include information on the local schools and their most recent Ofsted rating, as we know this is an important consideration for families with children.

Arranging a viewing
If you like what you see and would like to arrange a viewing at the property, then complete the ‘Make an Enquiry’ form on the property listing and one of our team will get in touch to arrange a suitable viewing time for you. Alternatively, you can call our office directly on 0800 218 2000.
All viewings will be conducted by a member of the Salix Living team, and we will meet you at the property at a pre-arranged time that is convenient for you.
Applying for the property
Placing a holding deposit
If you decide you would like to rent one of our properties then you will need to pay a holding deposit of £100.00 for references and credit checks. This can be done immediately at the end of the viewing to provide you with enough time to complete your application. If your application is approved then £50.00 of this is credited to your rent account at the start of the tenancy.
Completing your application
You will need to complete an application form. Salix Living will use the information provided in this form to carry out a thorough credit check and take satisfactory references from your employer and previous landlords. You will need to provide photographic ID and income proof to support your application.
The following kinds of photographic ID are suitable:
- Current passport
- Photo driving licence or provisional
- National Identity card
- Some employee or NUS photo ID cards may be accepted
Proof of identity is also required. We need to see the original of one of the following documents:
- Utility bill (e.g. gas, electric or a council tax bill)
- Bank statement
- Social security correspondence
- Credit card statement
- Insurance policy
- Signed tenancy agreement
- Sky, cable TV or broadband statement
- Your name
- Your address
- The date of the document
Paying a rental bond
A rental bond equivalent to one month’s rent is payable on signing the tenancy agreement along with the first month’s rent payment. We will usually accept applicants approved for Salford Council’s rental bond scheme. To find out more about this you can contact us or visit their website.
When you pay us a rental bond it is safely secured with the Government’s scheme, The Deposit Protection Service. This scheme ensures your rental bond is safe and protected and can only be claimed through this scheme. This means you can claim your rental bond and you will only pay for something evidenced as being owed to Salix Living, such as any rent arrears at the end of the tenancy. They also provide dispute resolution services if you feel you have been treated unfairly.
Most of our tenancies are let on Assured Shorthold Tenancies for a minimum period of six months. This means that you must commit to rent the property for at least a six month period, but we hope you are happy in the property and will stay much longer.
We will complete a move in plan which assesses your financial position and ensures that you can pay the rent and maintain the payments to keep to the terms of the tenancy agreement. If you are currently claiming benefits then we can assist you in completing an online benefits application when you sign for the tenancy. We can also do a pre-assessment before the tenancy starts which gives you an estimate as to the level of benefits you are entitled to and how much rent to pay.
Don’t forget the benefits may be paid to you so you must have a bank or building society account to set up payments to Salix Living to pay the rent.
Once you have moved in, a visit from Salix Living will be arranged to inspect the property and make sure you are happy in your new home.
